Buying Property in Chennai: What Drives Prices and What to Check Before You Buy
Chennai's property market rewards buyers who look closely at one street at a time. City-wide headlines about rising prices tell you little about whether a particular plot or flat is fairly priced, or whether its papers are in order. This guide covers what actually moves prices, what is specific to the south-west suburbs we work in, and the checks to make before you pay an advance.
What drives property prices in Chennai
A few things explain most of the difference in price between two otherwise similar properties.
Transport and roads
Homes near good roads, suburban rail and the metro are easier to live in and easier to resell. Chennai Metro Rail's Phase 2 is being built in stages, so before you pay extra because a station is "coming soon", check the confirmed route on the Chennai Metro Rail website.
Jobs nearby
IT corridors such as OMR, manufacturing belts to the south and west, and hospitals and colleges all create steady demand for housing within commuting distance. Short commutes support both rental demand and resale value.
Supply of ready properties
When few ready plots or flats are available in a locality, sellers hold out for their asking price. When several similar properties are on the market at once, buyers have room to negotiate. Ask how long a property has been listed.
Approvals and clear title
A plot with DTCP or CMDA approval and a clean chain of documents is worth more, and is easier to finance with a bank loan, than an unapproved plot in the same street.

Our office is in Pammal, and most of the properties we handle are in these neighbouring localities in south-west Chennai. A few points are specific to this part of the city.
- Airport access. Pallavaram and Pammal sit close to Chennai International Airport and GST Road, which suits people who travel often or work along the airport and Guindy belt.
- Link to OMR. The Pallavaram–Thoraipakkam Radial Road connects this area to the OMR IT corridor, so IT employees can live here and still commute across the city.
- Mix of plots and houses. Many of the properties we handle in Anakaputhur, Kundrathur and nearby are individual plots and independent houses, alongside flats in newer buildings.
- Street-level differences. Prices can differ noticeably between two streets in the same locality, depending on road width, water supply and how close the property is to the main road.
You can see current listings in these areas on our properties page, including plots such as the VOC Nagar, Pammal plot.
What to check before you buy
Most problems that buyers face come from documents, not from the property itself. Work through these before you pay any advance.
Title documents
Ask for the sale deed and the parent documents that show how ownership passed to the current seller. Have a property lawyer verify the title.
Patta and Encumbrance Certificate
The patta should be in the seller's name. The Encumbrance Certificate (EC) should show no pending loans or disputes on the property.
Approvals
For plots, check DTCP or CMDA layout approval. For flats and houses, check the approved building plan. Where a project needs to be registered with TNRERA, confirm its registration.
Tax receipts and dues
Ask for up-to-date property tax receipts and confirm there are no unpaid water or electricity dues.
Site visit
Visit at different times of day. Check road access, drainage after rain, and the actual plot boundaries against the documents.
Conclusion
Chennai's suburbs continue to attract buyers because of new roads, metro construction and steady job growth. The best purchases still come from careful, local decisions: the right street, a fair price for that street, and documents that a lawyer has checked. Frequently asked questions
Is it a good time to buy a plot in Chennai?
That depends on the specific plot and your plans more than on the overall market. If the documents are clear, the price is in line with similar plots on the same street, and you plan to hold it for several years, the timing matters less. We can share current asking prices for the areas you are considering.
Which documents should I ask for before paying an advance?
At a minimum: the sale deed and parent documents, patta, Encumbrance Certificate, approved layout or building plan (DTCP/CMDA where applicable), and recent property tax receipts. A lawyer should verify the title before you pay.
Can I get a bank loan for a plot?
Banks generally lend only for approved plots with clear title, and the terms vary by bank. Check with your bank before you commit to a purchase.
Do you help sellers as well as buyers?
Yes. Call or WhatsApp us on 90944 22268 with the location, size and expected price, and we will discuss how we can list your property.
